Spring Is Here! Eight Tips On How To Stage Your House For Sale
There is a good chance that the term "seller's
marketplace" won't be used to describe this year's housing market. You may find yourself in a
situation where you have to sell your house immediately. It is hard to believe that the current housing market is
competitive. Your first impression is the
most important thing you can do for a potential home buyer.
As a thank you, we were able to have an interior
decorator come through our house and offer us valuable (and free) advice on how
to stage your home. Here are eight ways to stage your home for sale.
1. Clear out all clutter. Your
clutter is not visible to potential buyers, so they shouldn't be able to see
what your home would look like without it.
We rented a 15-yard dumpster for $300 to clear out all
our junk. It is a
wonderful, liberating feeling to get rid of all that junk, I can attest to it!
Check out the storage rates offered by your local
facility if you have items that you want to keep but don't have enough space. A 10 x 10 foot storage
space is available for $75 per month. This
has allowed us the opportunity to clean out our basement. We plan to finish the basement and make our two-bedroom home
into a four-bedroom house before we put it up for sale.
2. Use a neutral color to paint your home. The living and dining rooms of our open-concept home are
open to the kitchen, living and dining areas.
The neutral paint color suggested by the decorator was
Benjamin Moore, Powell Buff. Benjamin Moore paint can be expensive. However, you can save
money by purchasing a sample and having Home Depot or Lowes match it with a
cheaper paint.
The house has a rich, clean appearance thanks to the
neutral color that we used throughout. This color was also used in the hallway and bedroom of our
boy.
3. Clean the carpets and regrout the tiles.
In our front door and in the bathroom, we have ivory
tile. The grout
was a taupe colour. The decorator
suggested that the grout be replaced with lighter grout. Although this job is simple, it can be messy and
time-consuming. Lowes has a wide selection
of grout colors as well as tools to grout. The results were stunning and give the tile a new look.
4. If necessary, replace carpet. The great room carpet was less
than ten years old. It was located in a
room that had a wood-burning stove. This was also where the children hung out
and made many a mess. It was a shame that
the carpet had been stained so badly. It
was long past due to be ripped out. The
